This page will give you a very brief overview of the buying process. The intention is to make you aware of the steps involved in purchasing a home. (Should you like more detail simply click on any topic in 'The Details'. There are also numerous information sites on the 'Useful Info' page. )

1. Assessing affordability
This is a critical first step, one which if not done, simply leads to heartache, not to mention a waste of everyone's time. As a buyer you must understand what you can afford. This is done primarily by meeting with your financial representative. Pre-approval of a mortgage amount is strongly recommended.

2. Review your needs
What are you looking for? Do you need 3 bedrooms? Do you need to be close to work or schools? Do you want to live in the country? Etc.,Etc. I can help you with this. By prioritizing your needs, coupled with your financial resources I can start to put together a plan to investigate areas of interest.

3. The Search
The fun begins. Together we will put together listings that we think fit your requirements. We then will go tour and inspect these homes.

4. The Offer
After careful consideration and research you have made the decision that you wish to purchase. At this time I will draw up an offer to purchase. This is a legally binding document that outlines such things as the price you are prepared to pay, the date you wish to take possession, and any conditions that may be attached. ( e.g. a common 'condition' is a home inspection. The purchase of the property is 'conditional' on a satisfactory home inspection )

5. The Close
If your offer is successful, on the date that has been agreed to in the offer, the deal 'closes', that is monies are exchanged, you become the owner and get the keys. Your lawyer typically handles the closing details.
