BUYING A
HOME
Once the agreement is accepted by the vendor and the
conditions satisfied, your lawyer will complete a lengthy series of
investigations and services including the following.
- Title search and search for judgments against
prior owners
- Check status of municipal taxes
- Check status of Hydro and other utility accounts
- Confirm insurance coverage
- Check zoning and municipal by-law compliance
- Confirm status of mortgages being assumed or
discharged
- Complete mortgage financing requirements and
mortgage documentation
- Ensure HUDAC enrollment if necessary.
- Submit requisitions to vendors lawyer
- Review draft documents prepared by vendor's
lawyer including deed statement of adjustments, declarations, directions and
undertakings
- Meet with you to review and explain transaction
of documents
- Attendance at Registry Office on closing to
update search, exchange documents, and obtain keys
- Follow-up to confirm honoring of all Undertakings
and Promises
- Complete extensive report to you and to the
mortgage company
- Perform other services necessary to the
particular transaction
