BUYING A HOME

Once the agreement is accepted by the vendor and the conditions satisfied, your lawyer will complete a lengthy series of investigations and services including the following.

  • Title search and search for judgments against prior owners
  • Check status of municipal taxes
  • Check status of Hydro and other utility accounts
  • Confirm insurance coverage
  • Check zoning and municipal by-law compliance
  • Confirm status of mortgages being assumed or discharged
  • Complete mortgage financing requirements and mortgage documentation
  • Ensure HUDAC enrollment if necessary.
  • Submit requisitions to vendors lawyer
  • Review draft documents prepared by vendor's lawyer including deed statement of adjustments, declarations, directions and undertakings
  • Meet with you to review and explain transaction of documents
  • Attendance at Registry Office on closing to update search, exchange documents, and obtain keys
  • Follow-up to confirm honoring of all Undertakings and Promises
  • Complete extensive report to you and to the mortgage company
  • Perform other services necessary to the particular transaction
