SELLING A HOME

Once the offer has been accepted by you, your lawyer will complete a series of services including the following

  • Confirm status of municipal taxes
  • Make arrangements for final utility readings
  • Obtain mortgage statement from mortgage company and prepare discharges if necessary
  • Review mortgage back, if any
  • Prepare draft document including deed, statement of adjustments, dill of sale, various undertakings, directions, declarations and warranties
  • Answer requisitions received from purchaser's lawyer
  • Review documents and correspondence from purchaser's lawyer
  • Meet with your layer to review and explain transaction and to sign documents
  • Attend at the Registry Office on closing to exchange documents and keys and receive cheques
  • Ensure payment of final utility accounts, taxes, mortgages, and REALTOR®s commission
  • Disburse net proceeds to you or as you direct
  • Follow-up to confirm honoring of the purchaser's and your undertakings and promises
  • Ensure registration of any mortgage discharges
  • Complete extensive report to you
  • Perform other services necessary to the particular transaction
