SELLING A HOME
Once the offer has been accepted by you, your lawyer will
complete a series of services including the following
- Confirm status of municipal taxes
- Make arrangements for final utility readings
- Obtain mortgage statement from mortgage company
and prepare discharges if necessary
- Review mortgage back, if any
- Prepare draft document including deed, statement
of adjustments, dill of sale, various undertakings, directions, declarations
and warranties
- Answer requisitions received from purchaser's
lawyer
- Review documents and correspondence from
purchaser's lawyer
- Meet with your layer to review and explain
transaction and to sign documents
- Attend at the Registry Office on closing to
exchange documents and keys and receive cheques
- Ensure payment of final utility accounts, taxes,
mortgages, and REALTOR®s commission
- Disburse net proceeds to you or as you direct
- Follow-up to confirm honoring of the purchaser's
and your undertakings and promises
- Ensure registration of any mortgage discharges
- Complete extensive report to you
- Perform other services necessary to the
particular transaction
